What Our Maintenance Visits Actually Check
Mini-split maintenance covers both the indoor head and the outdoor condenser, and skipping either half leaves gaps that eventually cause a breakdown. On the indoor side, we wash the filters, inspect the coil for dust buildup, flush the condensate drain, and check the mounting bracket for any flex or looseness that develops as a wall unit ages on its bracket. On the outdoor side, we clean debris, leaves, and cottonwood fluff out of the condenser coil fins, verify the fan spins freely without bearing noise, and tighten any electrical connections at the disconnect and contactor that may have loosened from vibration.
We also test the outdoor unit's run and start capacitors under load rather than just checking them visually. Capacitors are one of the most common mini-split failure points, and a capacitor reading outside its rated microfarad tolerance will often still let the unit run, just less efficiently and with more strain on the compressor, right up until it fails outright on a 100 degree day.
