Indoor Air Quality Services, Georgetown TX
Assessment & Purification Systems
Evaluate your home's air quality, identify HVAC-related IAQ problems, and recommend targeted solutions.
Install whole-home air purification systems integrated with your HVAC for whole-house air treatment.
Install UV germicidal lights in the air handler to kill bacteria, mold, and viruses on the evaporator coil and in airflow.
Install bipolar ionization or oxidizing purifiers for active air treatment throughout the duct system.
Install HEPA media filter cabinets for hospital-grade filtration, critical for allergy sufferers during Georgetown cedar season.
Retrofit existing air handlers to accept 4-5 inch media filters for dramatically improved filtration over standard 1-inch filters.
Repair or service electronic air cleaners, clean collection cells, test ionizer wires, and verify performance.
Upgrade from standard filter slots to high-performance filtration, more effective and often more convenient.
Humidity Control
Install a dedicated whole-house dehumidifier for Georgetown's humid summers, standalone or integrated with HVAC.
Install bypass, fan-powered, or steam humidifiers for Georgetown's dry winter months.
Replace evaporator pads in bypass and fan-powered humidifiers, annual replacement required for proper performance.
Clean steam canisters, replace electrodes, and service steam humidifiers for reliable winter operation.
Install bypass humidifiers connected to the supply and return plenums for whole-home humidification.
Diagnose and correct humidity problems, too high in summer, too low in winter, through equipment and system adjustments.
Address uneven humidity between floors and zones through system tuning and supplemental equipment.
Comprehensive service to stabilize temperature and humidity for consistent year-round comfort.
Odor, Mold & Biological Treatment
Identify and eliminate HVAC-related odors, musty smells, burning odors, and chemical odors with specific mechanical causes.
Install algaecide tablet dispensers in drain pans to prevent biological growth, particularly effective in Georgetown's heat.
Treat dirty sock syndrome, musty odor when the system starts, caused by microbial growth on evaporator coils.
Identify and treat mold growth in HVAC ductwork and air handlers, address the moisture source causing growth.
Georgetown IAQ, What's Different Here
Georgetown has three distinct IAQ seasons: cedar fever season (December-March) with massive pollen loads that clog filters and enter homes; summer humidity season (May-September) where AC systems that over-cool can create condensation and mold conditions; and the shoulder seasons where doors and windows open and outdoor allergens enter. HEPA filtration during cedar season and proper dehumidification in summer address the most impactful IAQ problems for most Georgetown families.
Stopping Algae Before It Clogs the Drain
The complaint that usually leads here is a faint sour or swampy smell near the indoor air handler, sometimes with visible slime or discoloration around the condensate drain line. What's growing there is a biofilm, a mix of algae and bacteria that thrives in the warm, dark, constantly damp environment inside a condensate drain pan during cooling season. It feeds on the small amount of dust and organic debris that inevitably ends up in condensate water, and once established it grows fast enough to partially or fully block the drain line within a single summer.
A blocked condensate drain isn't just an odor problem. When the primary drain clogs, water backs up in the pan, and depending on the system's design that either trips a float switch that shuts the system down entirely, or in systems without a working safety switch, overflows into the ceiling or closet below the air handler. Algae tablet treatment is a preventive measure against exactly this failure mode. We install a tablet dispenser or drop time-release algaecide tablets directly into the drain pan, positioned so they slowly dissolve into the standing condensate and continuously suppress biological growth rather than requiring the homeowner to remember a manual treatment schedule.
The tablets themselves are formulated to be slow-dissolving specifically so a single application lasts through several months of continuous condensate flow, and we typically time replacement to coincide with spring and fall maintenance visits so the pan never goes untreated during peak cooling season. We also inspect the drain line itself during installation, since a system that's already showing signs of a partial clog needs that line cleared with a wet vacuum or nitrogen purge before tablets alone can keep it clear going forward.
Georgetown's summer heat accelerates this entire process. Higher indoor humidity load means more condensate volume moving through the pan and drain line, and warmer ambient temperatures in the mechanical closet or attic where most air handlers sit speed up biological growth rates compared to a cooler climate. Homes with hard water also see mineral deposits combine with the biofilm to form a tougher, harder to remove scale, which is another reason we check water hardness and drain condition rather than treating every system with an identical approach.
