The Older Motors That Actually Need Annual Oiling
Not every blower motor is sealed for life. Many older PSC blower motors, particularly ones original to systems installed before the mid-2000s, use sleeve bearings rather than sealed ball bearings, and sleeve bearing motors are designed with small oil ports built into the motor housing specifically so a technician can add a few drops of non-detergent 10-weight electric motor oil once a year to keep the bearing surfaces lubricated. Newer ECM motors and most modern PSC motors use permanently sealed ball bearings that require no maintenance lubrication at all, so the first step in this service is always confirming which type of motor you actually have.
When a sleeve bearing motor's oil ports are neglected for years, the bearing surface gradually dries out, and friction between the shaft and bearing increases. This shows up first as a faint squeal or chirp on startup that fades once the motor warms up, then progresses to a continuous grinding or squealing noise as bearing wear worsens, and eventually to a seized bearing that stops the motor from turning at all, at which point lubrication can no longer help and the motor requires full replacement.
Our lubrication service involves locating the oil ports, which are typically small rubber or metal caps on each end of the motor housing, cleaning around them to prevent dirt or dust from getting introduced into the bearing along with the oil, and applying the correct amount and type of oil, too much oil can actually attract dust and debris that then works its way into the bearing and accelerates wear rather than preventing it. We also check belt tension and motor mount condition on units where applicable, since a misaligned or overly tight belt can put lateral stress on the bearing that lubrication alone won't solve.
This is a preventive service that makes the most sense caught early, once a bearing has progressed to loud grinding or visible shaft play, oiling it typically only delays the inevitable by weeks rather than restoring the bearing to good condition. For a motor still in its early squeal stage, though, a simple annual oiling as part of seasonal maintenance can meaningfully extend the working life of an otherwise good motor, which matters given how hard Georgetown's attic heat already works these motors during our long cooling season.
